Blue RidgeMold Testing

Mold inspection and air testing in Greenville and the Upstate

A complete look at your home or building: where the moisture is, whether mold is affecting your air, and what to do about it. Done by a certified inspector who doesn't sell mold removal.

When to schedule a mold inspection

  • You see growth on walls, ceilings, closets or under sinks
  • A room, closet or the whole house smells musty
  • You've had a leak, flood or roof problem, even if it's been repaired
  • Someone in the home has allergy or breathing symptoms that ease when they leave
  • You need documentation for a landlord, insurer or buyer

What happens during the inspection

Most homes take 60 to 90 minutes. We start by asking what you've noticed and when. Then we walk the property room by room, reading moisture in walls, floors and ceilings, checking under sinks, around tubs and showers, at windows and at HVAC equipment, and looking into the attic and crawlspace from their access points.

Air samples are collected with a calibrated pump and spore trap cassettes. We always take an outdoor control sample at the same time, because outdoor air is the baseline your indoor results are judged against. If we find visible growth we may also take a tape or swab sample to identify it.

What the report tells you

Your report arrives in 2 to 3 business days. It includes the lab's spore counts and types for each sample, a comparison to the outdoor control, our moisture readings and photos, the likely source of the problem, and clear recommendations. If remediation is needed, we describe the affected area so you can get accurate quotes. If you don't have a problem, we tell you that too.

Why independence matters

We don't remove mold, and we don't accept referral fees. When a company that sells cleanup also does your testing, you can't be sure whether you're getting an assessment or a sales visit. Our fee is the same whatever we find.

Common questions

How long does a mold inspection take?
Most single-family homes take 60 to 90 minutes on site. Larger homes or commercial spaces take longer.
Do I need to prepare anything?
Keep windows and exterior doors closed for 12 hours before the visit and run your HVAC normally. Don't clean visible mold or run air purifiers the day of the test, since that changes what the samples show.
What if you find mold?
Your report will describe where it is, how extensive it looks, the likely moisture source and the recommended next steps. You choose who does any cleanup. When it's done, we can return for independent clearance testing.
Is mold inspection the same as a home inspection?
No. A general home inspector may note visible staining but typically doesn't sample air or send anything to a lab. A mold inspection focuses on moisture and microbial growth and ends with lab results.
