Frequently asked questions
How much does mold testing cost in Greenville, SC?
Our standard mold inspection with air testing starts at $375 and includes a visual inspection, moisture readings, three air samples (including an outdoor control), lab analysis and a written report. Additional air samples are $95 each. See the pricing page for every service.
Why does it matter that you don't do remediation?
A company that tests and then sells the cleanup has a financial reason to find a problem. We only test. Our income is the same whether your results are clean or not, so our only job is to get the answer right.
How long until I get results?
Samples go to an accredited lab after your appointment. You'll have your written report in 2 to 3 business days. Rush processing is available for real estate deadlines.
Do I need testing if I can already see mold?
Not always. If the growth is small and the cause is obvious, you may just need the leak fixed and the area cleaned. Testing helps when the source is hidden, the area is large, someone in the home has health concerns, or you need documentation for a landlord, buyer or insurer. We'll tell you honestly if you don't need us.
What areas do you serve?
All ten Upstate counties: Greenville, Spartanburg, Anderson, Pickens, Oconee, Laurens, Cherokee, Greenwood, Union and Abbeville Counties, including Greenville, Simpsonville, Mauldin, Fountain Inn, Greer, Spartanburg, Easley and Anderson. See all service areas.
What's the difference between mold inspection and mold testing?
Testing means collecting samples for lab analysis. Inspection is the full investigation: looking for moisture, finding the source and deciding where to sample. Our inspections always include testing, because a visual check alone can't tell you what's in the air.
Are home mold test kits accurate?
Most settle-plate kits grow mold in almost every home because mold spores are always present in normal air. Without a measured air volume, an outdoor comparison and lab identification, the result can't tell you whether you have a problem. Read our guide to home test kits.
Is there a state license for mold inspectors in South Carolina?
South Carolina does not currently license mold inspectors, and legislation has been proposed to change that. Until then, ask any inspector about their certifications, whether they use an accredited lab, and whether they also sell remediation.
Do you work with insurance claims?
Yes. Our reports document moisture readings, photos and lab results, which can support a claim. Check your policy, since mold coverage varies widely.
Can tenants hire you?
Yes. Tenants, landlords and property managers all hire us. The report is the same no matter who pays for it.
Do you test for asbestos or lead?
No. We focus on mold, moisture and indoor air related to mold. We can point you toward someone who handles asbestos and lead.
What should I do before my appointment?
Keep windows and exterior doors closed for 12 hours, run your HVAC as usual, and don't clean visible mold, run air purifiers or use strong cleaners on the day of the test.

Tell us what's going on and we'll recommend the right test. Most appointments are scheduled within a few days, and lab results come back in 2 to 3 business days.
